We take a different approach to homeownership through our lease purchase program, offering a select number of houses where a potential homeowner can move in to while they are working to become mortgage ready. During the rental period, the homeowner must actively participate in housing counseling and will pay rent based upon their income. Once the potential homeowner becomes mortgage ready, they will begin the process to purchase the home. The difference with our program is that $50 from each month’s rent is set aside for the potential homebuyer to use for down payment and closing cost assistance for the purchase of that home. Please schedule an appointment to determine availability of homes.
Buying a home is an enormous financial responsibility, one that requires planning and coordination prior to purchase. We encourage anyone interested in buying their first home to attend homebuyer counseling and education courses to gain a better understanding of the home buying process, from budgeting and financing to selection and maintenance. Through our partnership with the Financial Resource Center, we provide:
- Pre-purchase Counseling
- Homebuyer Education and Workshops
- Financial Management and Budget Counseling and Workshops
We partner with Southeastern Housing and Community Development’s Financial Resource Center to provide these programs. For more information, please visit their website (link to http://www.southeasternhcd.org/homebuyer-counseling/).
The Financial Resource Center helps first-time homebuyers achieve their dream of homeownership by providing financial counseling, homebuyer education, and down payment and closing cost assistance.
